GREENya is a land‑development and research‑driven company from Krasnoyarsk Region. We scout, structure and prepare land plots and projects along key routes — such as the Mansky district — and turn them into clear, cash‑flowing investment stories.
For investors we offer structured entry into:
land‑based infrastructure projects (fuel, roadside service, agro‑clusters);
IT and data tools for development and construction;
cultural and talent‑driven assets under our program “Collector of Russian talents”.
Land scouting and due diligence Title, zoning, restrictions, access, engineering conditions — we clean up the land story before capital comes in.
Project concepts and financial models Clear “how much we invest / how much we can earn / exit scenarios” for each site and project.
Project execution and local management Permits, site preparation, basic infrastructure, local contractors and day‑to‑day supervision.
Talent and culture layer We add a cultural dimension to land projects: local events, contemporary art, media and tourism content under the “Collector of Russian talents” program, working with authors as self‑employed professionals on fully legal contracts.
Our pilot project is a 6.9 ha land plot in the Mansky district of Krasnoyarsk Region, with approx. 1 ha allocated for a modern filling station and roadside service area. The location is designed as a future cluster point: fuel, food, parking and storage, with potential expansion into agro‑tourism and local events.
In parallel we see “Mansky Partizan” as a cultural and media brand for the district: a story that can host festivals, contemporary art projects and content, making the land project more visible and resilient.
We are open to joint ventures and equity participation. Typical structure:
the investor provides capital and may act as a general contractor or key partner;
GREENya is responsible for land, permitting, basic site preparation, local project management and, where relevant, talent and media programs that support the site.
Profit‑sharing, governance and exit scenarios (refinancing, buy‑back, sale of SPV/share) are negotiated individually for each project.
